PROPERTY MANAGEMENT SUMMARY
Leasing and marketing a property effectively to prospective tenants is crucial to ensuring a steady income stream. Selection of a future tenant includes analysis of the application and credit history. Insufficient attention to these activities can have serious ramifications at a later date.
Administration of an investment property can become an intimidating quagmire of evolving rules, regulations and other legal and tax implications. Leases not properly executed and notices not correctly served are quickly nullified by the Residential Tenancy Branch. Our expertise in understanding and meeting the administrative requirements of the Residential Tenancy Act of British Columbia will relieve you of attending to these problems.
Maintenance of your property can become a costly affair to an absentee owner. Selection of the most cost effective trades and suppliers will save you money and protect your property. By monitoring work completed by trades, we ensure your money is wisely spent and only spent when required.
Financial implications of real estate ownership are complex. Our complete Financial Statements will enable your accountant to readily complete your Personal or Corporate Income Tax Return. On a monthly basis we will collect the rent, attend to your operating expenses and remit the surplus funds to you. For Non-Residents we submit the required Non-Resident Tax payments directly to Revenue Canada on your behalf. We also complete the Non-Resident Income Statement (NR4) at year-end as required by Revenue Canada. The Financial Statements and Non-Resident Income Statement prepared by Interlink provide your Canadian accountant with the required information to accurately complete your Canadian Income Tax Return and obtain a tax refund if applicable.

Over the last twenty-five years Ben Larsson has built a solid reputation on a national level, but most prominently in Western Canada, as an efficient professional property manager. His skills in all areas of property management directed towards effective bottom line management are continuously sought after by knowledgeable property owners, investors and corporations.
Having held senior management positions and administered major real estate management portfolios in Manitoba, Saskatchewan, Alberta, British Columbia and the Yukon Territory, Ben Larsson brings a broad perspective and depth of understanding to Interlink Realty. Ben's recent six year experience with a major Hong Kong based real estate development, investment and management firm is especially valuable in the unique B.C. business investment climate. As a Vice President, Real Estate Management Services Ben administered a multi-million dollar real estate investment portfolio for Pacific Rim investors.
Ben also has further international involvement in the real estate industry having served as Chairman, Institute of Real Estate Management, Canada and on the Board of Directors and the Executive Committee, Real Estate Institute of Canada and on the Governing Council, Regional Vice Presidents and Executive Committee, Institute of Real Estate Management, USA.
